Project Summary
BIC Construction completed a comprehensive renovation of a multi-building shopping center in San Rafael, revitalizing both occupied and vacant structures while enhancing site functionality, accessibility, and overall tenant experience. The project encompassed four partially occupied retail buildings and one vacant office building, along with extensive site and infrastructure improvements.

Project Challenges
A primary challenge was executing large-scale exterior and structural upgrades within an active retail environment. Construction required continuous coordination with tenants and property management to minimize disruption to daily operations and maintain safe access throughout the site. The project also involved integrating significant improvements including ADA upgrades, structural enhancements, and new building systems across multiple buildings with varying conditions, requiring careful sequencing and adaptability during construction.


Solutions & Execution
BIC Construction played a key role from preconstruction through project closeout, providing early planning, budgeting, and constructability input to align scope with project goals. Work included new cladding, new paving, landscape and hardscape improvements, architectural trellises, roofing upgrades, and structural enhancements across the site. Accessibility was significantly improved through the installation of new ADA ramps and staircases, while a new loading dock was constructed to support grocery store operations.
Construction activities were strategically phased and coordinated to maintain tenant operations, with ongoing communication between BIC, property management, and tenants ensuring minimal disruption and efficient progress.
